We create places, not just projects.

Founded and run by practising, experienced architects, we balance commercial understanding, technical know-how and creative thinking to add value where others struggle to see it. We care about people, place and long-term quality, as well as returns for landowners and investors.

Working Title Land is led by architect–developer James Bazeley, a professionally qualified architect with over 15 years’ experience working on complex residential and mixed-use projects in London and across the UK. His background includes large-scale regeneration, masterplanning and estate intensification work for major developers and institutions, alongside more intricate infill schemes and building conversions. That experience means we are used to dealing with demanding local authorities, design review panels and technical consultants, and to balancing good design with viability, risk and exit value for our partners.

We are interested in unlocking forgotten corners of the city and turning them into places people genuinely want to live. Our focus is on small and complex sites - the awkward gaps, backland plots and under-used pieces of land that are often overlooked but full of potential.

We understand the realities of the process: how to identify viable sites, test the numbers, navigate the planning system and bring the right partners on board. From early feasibility and concept design through to planning strategy and delivery, we stay close to both the drawings and the deal.

We are a small organisation: we are open to discussion, we can be flexible, and you will always be able to speak directly to someone with the authority to make sensible, thoughtful decisions.

Working Title Land works closely with our sister practice, Working Title Architects, a London-based studio focused on residential development.
