From first conversation to a planning consent and a sale, we take on the cost and the risk. You don’t have to fund surveys, hire consultants or navigate the planning system – that’s our job.

Meet & understand the site

We start by visiting the site, walking it with you and understanding your priorities. We’ll look at access, neighbours, constraints and opportunities, and talk openly about what might be possible.

Sketch options & test the challenges

Back in the studio, we prepare an initial sketch scheme and a high-level feasibility. We’ll assess planning policy, design issues, technical constraints and likely costs, so we’re working with a realistic picture from the start.

Define & agree the value

From that feasibility we define an indicative land value and talk it through with you in plain language. If we’re aligned, we agree a price and a structure that works for both sides.

Put a legal agreement in place

Once we’ve agreed terms, our solicitors prepare a contract or option agreement. This is at our expense. The document sets out what we will do, how long we have to secure planning and on what basis we will buy the site from you.

We pursue planning – at our risk

We then assemble and manage the professional team, prepare the design and planning documents, and submit the application – all at our cost and risk. You don’t pay fees, and you’re not responsible for the process.

We buy the site

If planning is granted on the agreed basis, we move to purchase the site from you under the terms we’ve already agreed. You receive the value unlocked by the planning permission without having had to take on the workload or the risk.
